American Partners Community Development Foundation (APCDF) is a 501(c)(3) nonprofit that acquires foreclosed properties and transforms them into HUD-eligible affordable homes — breathing new life into vacant housing while serving families in need. We partner with local organizations, community leaders, credit unions, and municipal partners to create lasting, equitable change. Our long-term vision includes building new affordable housing in the communities we serve, in partnership with developers and government agencies committed to the same goal.

APCDF currently operates two active programs — affordable housing acquisition and a community holiday giving initiative — while pursuing grant funding to expand our reach across economic opportunity, education, and community resilience.
APCDF acquires foreclosed properties and converts them into HUD-eligible rental homes, returning vacant houses to productive use while expanding the stock of quality affordable housing. We currently own and operate two HUD-compliant rental properties — in Roanoke, VA and Eden, NC. Looking ahead, APCDF is working to partner with developers, municipalities, and community organizations to build new affordable housing in the cities and regions we serve.
Learn More →In partnership with American Partners Federal Credit Union, APCDF serves as the fiscal sponsor of the annual Chari-Tree Event — a holiday fundraising tradition supporting local charities and nonprofits throughout Franklin County and Roanoke, VA. Local organizations decorate Christmas trees displayed at the APFCU Rocky Mount branch, and community members vote for their favorites by making monetary donations. All contributions are made to APCDF for tax-deductibility, then disbursed 100% to each participating nonprofit. Businesses may also contribute raffle prizes or sponsor a tree to benefit designated charities.
